About the Book
Real estate foreclosures are rising to record levels and the time to buy is NOW. Anyone can buy foreclosed real estate and make money at it – but only if you know how, and that is what this book shows you.
Written in a straightforward manner, with a conversational and friendly tone, the author is right there with you-every step of the way. Through 21 information-packed chapters, you are taken, step by step, on a comprehensive and methodical journey in which every aspect of the process is covered in clear, practical detail. From dispelling myths about foreclosures to the moment of selling the rehabbed property, you will learn the value of assembling your team and doing your research first, as well as the more pragmatic information required about the actual bidding, finances, taxes, paperwork involved, and the ins and outs of the renovation process. The book is illustrated with numerous examples of documents the reader will encounter during the foreclosure process.
As an added bonus, reference lists containing foreclosure types, redemption rights, tax lien status, foreclosure timelines and procedures, and listings of real estate investment groups for all fifty states have been included. Plus: sample sheriff sale rules from selected counties and a complete property inspection and repair checklist.
From beginning to end, this book is a valuable source of information for the first time foreclosure buyer, whether your plans are to flip, rent, or reside in the property.
About the Author
The author, besides being actively involved in buying and selling foreclosed real estate at sheriff sales, is also a licensed real estate salesperson in his home state of Pennsylvania. He is a landlord as well, owning and managing several rental properties. In addition he is an active member of the Ì¢*ÒDiversified Real Estate Investment GroupÌ¢** (DIG), a local real estate investment and education group in his area, where he has conducted discussion sessions on the topic. Formerly the co-owner of a plumbing and heating business for 25 years, Marc is still active in the plumbing and heating industry. This connection, along with some natural mechanical ability, allows him to do a good deal of the rehab work on his projects himself. Ì¢*ÒI wrote this book for two reasons. The first was so that others could enjoy the personal and financial rewards I have enjoyed from buying and rehabbing foreclosed property. The other was due to the fact that I was getting innumerable requests, not only from people attending the sheriff sales, but from anyone else who found out that I buys foreclosures, asking me to explain to them how to do it. Unfortunately this is not something that can be adequately done in five minutes or less, hence the second reason for writing the book.Ì¢**
